- Prices here are quoted in pounds sterling (£). If you prefer you can have an invoice in euros (€). Therefore payment can be made directly into an account of either currency. I'm sorry we can't accept payment in other currencies. The rate of exchange will be taken from the internet at the time of issuing the pro-forma invoice.
Payments
- All payments, preferably, should be made by bank transfer. Please note that you are responisble for all bank charges involved in the transfer of funds. The amount we expect to receive will be shown clearly on the pro-forma invoice.
- You can also pay via PayPal, but in this case there is an additional charge of 5% on the amount paid via PayPal which will be reflected on the pro-forma invoice.
- We will accept cash payments on arrival but the initial deposit to secure the reservation must be made to our bank account either by bank transfer or PayPal. Only in 'last minute' circumstances do we accept cash payment on arrival.
- Also, I am sorry, but we do not accept credit cards.
Booking and deposit
- When you make a booking we will issue you with a pro-forma invoice which states the total rental cost of the apartment and any additional charges. We will hold the reservation for seven days. You are required to pay either the whole amount due or a deposit of two hundred pounds sterling or euros depending on the currency of the invoice to confirm the reservation. Payment thus secures the booking. On receipt of payment we will send you a booking confirmation letter via email showing your payment and any balance due.
- Please note that your booking/reservation is not confirmed until we have received the funds in our bank.
- The balance of payment should be made 42 nights (six weeks) prior to arrival. If your booking is within six weeks of your arrival date, then full payment is required immediately.
Cancellation
- The deposit paid is not refundable.
- If you wish to cancel your booking you may do so up to four weeks (twenty-eight days) days prior to your arrival date, and whatever you have paid less the deposit will be returned to you less any bank charges.
- If cancellation is received less than four weeks (twenty-eight days) days prior to your arrival the whole rental payment received may be forfeit depending on whether it is possible to re-book the apartment. Every effort will be made to do so, in which case the balance of rent paid (less the deposit and bank charges) will be returned.
- If for any reason beyond the owner's control the property is unavailable to let on the dates booked, all payments, paid in advance, will be returned to the client, who will have no further claim against the owner.
- If after a pro-forma invoice is issued and after a week we have still not received the deposit or full payment (whichever is appropriate), and we have advised you of the non-payment, we may cancel the booking altogether.
Arrival in Venice
- We will send you a map with directions to the apartment and arrange a 'meet and greet' check-in service either to escort you to your apartment or alternatively to meet you at the apartment (this service costs 25 euros but is included in your invoice.). Our representative will provide you with all information you need to know about the apartment. If you have questions or require other information on any subject, please ask. If your arrival is after 9.30pm (21.30 hours) there is a 'meet and greet' supplement of 20 euros which must be paid directly to our 'meet and greet' representative.
- The property will be presented to you clean and in good order. Guests must leave the property likewise in good order and will be responsible for any breakages, or other damage.
- Arrival time is from 4.00 pm. Should there be no one departing on the same day it is usually possible to get into the apartment earlier.
Security deposit
- On all apartments there is a security deposit of 200 euros payable in cash on arrival. This deposit is a security against breakage and damage to the property or artefacts within the property. Providing there is no breakage or damage during the course of your stay, apart from normal and recognisable 'wear and tear', your security deposit will be returned to you in full at your departure check-out.
Contract
- We are obliged to issue you with a contract however short your stay. This will either be sent to you in advance for agreement and signature or presented to you on arrival.
Departure
- Departure is at the latest 10.30 am. If you wish to stay longer please check with us first as to whether this will be possible. There will be an additional half day rate charge in all probability. If your plane is leaving later in the day or evening then it would be advisable to leave your luggage in the left-luggage lockers in the station.
Liability
- The owner shall not be liable to the guest or to any member of their party for any injury or loss, howsoever occurring, arising from the use or occupation of the property.
Children
- Children are most welcome. Please note however that floors in Venice are almost invariably hard... marble, terrazzo or wood, which can be a bit hazardous for very small children. And please be careful with paints, colouring pens and the like. We do not charge a deposit but guests will be expected to pay for damage to the property, bedclothes & soft furnishings.
General behaviour and access to the property
- Please respect the neighbours who are probably Venetian, and in most cases friendly and charming but who are not known for being particularly tolerant of excessive noise and unruly behaviour.
- The owner reserves the right upon reasonable notice to enter the property should repairs or emergencies dictate.
Smoking

Insurance
- You are strongly recommended to take out travel insurance against the risk of having to cancel your reservation. The owner will give evidence of your booking and payments made should proof be required for your insurance company.
